Deposit, Payment and Cancellation Policy
A 25% deposit is required to secure your booking, either by debit or credit card, or by cheque (made payable to Fernleigh Guest House). In the event of cancellation, the following policy will apply:
Cancellation up to and including 7 days before arrival – the deposit will be refunded.
Cancellation less than 7 days before arrival – the full cost of the stay will be payable. The card will be charged with the balance of the cost of the booking. An invoice will be sent for the balance if the deposit was paid by cheque.
A partial refund may be given if we are subsequently able to re-let the room, however this is at our discretion.
Following arrival, no reduction can be made for temporary absence, meals not taken, or earlier departure than booked. We recommend that Holiday Insurance is taken out to cover such potential losses.
We reserve the right to amend or cancel any reservations due to unforeseen, exceptional circumstances. If this occurs we will try to seek alternative accommodation for you with one of the other B&B providers in Lynton.
Whilst we endeavour to provide your first choice of room, we reserve the right to change the accommodation to an equal or better room, at no extra cost, when necessary.
Arrival and Departure
Guests are welcome to use our car park from midday on the day of arrival (just let us know your registration number in advance), however your room will not be ready at this time. Our check-in time is between 4pm and 9pm but please contact us if you would like an earlier or later check-in, and we'll do our best to help. Wherever possible we can store luggage for guests arriving early by bus, taxi or on foot. Please contact us and we’ll do our best to help.
Our check-out time is 10:30 am. Please let us know in advance if you would like a later check-out and we will try to accommodate you.
After check-out, guests are welcome to leave their car in the car park until midday on day of departure, possibly later by arrangement. Whenever possible, we are happy to store luggage for guests waiting for other transport. Please ask and we’ll do our best to help.
We are unable to accept dogs in the guest house as we have a resident cat. However we will accept well behaved dogs in ‘Little Fern’ although owners of larger breeds should carefully consider the size of the accommodation before booking. Dogs must not be left unattended at any time, and must be kept on a lead in the grounds of the guest house, as we have a resident cat. An additional charge will be made of £25 per stay.
We are happy to accommodate children, providing they are able and happy to sleep in their own, full size bed. This is because we have no cots or highchairs, or other facilities for babies and younger children.
Children aged 14 years and over, staying on a bed and breakfast basis, will be charged the full adult rate for their stay. A reduction of £5 per child per night will be given to children under 14 years if you book direct with us. Please note that bookings made through Online Travel Agents (e.g. Booking.com) may not be able to take advantage of this reduction due to their software limitations.
Although Fernleigh is a more modern building, it has been constructed on a number of levels, and most of the bedrooms are on the first or second floors. The twin bedroom is on the ground floor and can be accessed direct from the car park. Access from there to the guest dining room and lounge avoiding stairs is possible by walking around the outside of the house and in through the front door.
‘Little Fern’, the self-catering accommodation is on the ground floor and can be accessed directly from the car park.
Guests with mobility issues are advised to read our full access statement or speak to us before booking.
Smoking is not permitted inside Fernleigh Guest House. There is currently no designated area for smokers in the grounds, and we would appreciate your consideration of other residents if you wish to smoke. Please note that a surcharge of £100 will be charged to any guest not adhering to this policy. This is to cover the cost of deep cleaning the room, and of any loss of revenue whilst the room is out of service.
Loss or Damage
In order to maintain standards, we ask that guests report any breakages or spillages immediately. Accidents do happen, and we do not normally charge for minor breakages provided that we are made aware at the time. However we reserve the right to charge for repairs or ‘making good’ if the damage is significant, or for minor damage if not reported to us at the time. We also reserve the right to recover any loss we incur as a result of; late departure, damage to buildings, fixtures and fittings, and escape of water/flood damage.
Lost or un-returned keys will be charged at £25 each.
Fernleigh Guest House reserves the right to recover any discretionary compensation payments or discounts that we may have to make to other guests as a result of your actions. If, at our sole discretion, we feel that any guest has caused unacceptable annoyance, distress or embarrassment to other guests, they will be asked to leave immediately. The cost of their stay will be due in full and no refunds will be given in these circumstances.
Fernleigh Guest House cannot accept any liability for any injury to any member of your party, or any damage or loss to any vehicles or possessions, unless proven to be caused by a negligent act by ourselves, or contractors whilst acting in the course of our employment. Vehicles and contents are left in the car park at the owner’s risk.
Please note that by making a booking you are entering into a legally binding contract and agreeing to the above terms and conditions. This includes authorising us to take any additional charges, as set out above, from your card without additional consent being required.
We are sorry, but the terms of our insurance specifically exclude Hen and Stag parties. We do however, welcome all other group bookings and may be able to offer discounts. Please contact us for further details.
